LOCATION Amberley is in Mount Boone Way a residential cul-de-sac, approximately 10-15 minutes walk from Dartmouth's array of boutiques, restaurants and tea rooms, and within easy reach of the beautiful River Dart.  Blackpool Sands beach is a 5-10 minute drive whilst Woodlands Theme Park is just 3 miles or so away.
ENTRANCE A few stone steps lead up from the driveway to the main entrance, and into the ground floor hallway off which is a CLOAKROOM with w.c. and basin.  There is access at this level to living accommodation, kitchen and utility room, with stairs leading up to the first bedrooms and bathrooms.
KITCHEN The good-sized, modern kitchen has a range of attractive white base and wall units, four-ring electric hob and oven, integrated fridge freezer and dishwasher, and views over the rear terrace and garden.  The rooms opens into a UTILITY ROOM with washing machine, tumble dryer, microwave and door out to the terrace.
DINING ROOM Adjacent to the kitchen the dining area has a wooden table seating six comfortably.
SITTING ROOM A light and attractive sitting area has a flatscreen TV, DVD player, feature stone fireplace,  double sofa and two armchairs. Sliding French doors lead out to the terrace and garden.
BEDROOMS Four in total, all at first floor level.  The master bedroom has a wooden-framed King size bed with matching bedside drawers, fitted wardrobes and en suite shower room with shower, w.c. and wash-hand basin. The second bedroom has a pine double bed, pine bedside drawers and fitted wardrobes.  The third and fourth bedrooms are both singles.  N.B. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.
BATHROOMS In addition to the en suite (above) is a family bathroom with panelled bath shower (over), w.c. and wash-hand basin.
OUTSIDE To the side and rear of the house is an extensive area of paved terrace with table and chairs which extends out to a large, mature garden.
PARKING For 2-3 cars on private driveway.
OTHER INFORMATION Mostly wood laminate flooring and carpet throughout. Oil fired central heating and instant hot water. Wireless broadband internet available.  Strictly no smoking or pets permitted.
