LOCATION Bay House is in Southford Road just 5 minutes level walk into Dartmouth and its array of boutiques, galleries, restaurants and tea rooms, as well as the picturesque River Dart. Blackpool Sands beach is just a 5-10 minute drive away whilst Woodlands Theme Park is just 3 miles outside of Dartmouth.
VIEWS From the upper terraces there are lovely views across the town across towards Dartmouth Royal Naval College and along the River Dart.
ENTRANCE Steps lead up from Southford Road to the main entrance door and into a hallway off which is the kitchen/dining room. Stairs lead up to the first floor accommodation.
KITCHEN/DINING ROOM On the ground floor is an attractive kitchen area with high ceiling, exposed wooden beam and door out to rear courtyard with table and chairs. The very well equipped kitchen has hand crafted units, a five ring gas range with electric double oven, microwave, fridge/freezer and dishwasher. A step down to the dining area with extending oval table seating up to eight comfortably, sideboard with board games, toys and books, and iPod dock.
SITTING ROOM On the first floor is a very well presented, cosily furnished sitting room two large double sofas, armchair, occasional furniture, feature fireplace (not for use), flat-screen TV with DVD player. Two attractive full height windows overlook the town and across to the river in the distance.
BEDROOMS Four in total. On first floor level is the smallest bedroom set up with a single bed and built-in wardrobe - a second 'pop-up' single bed is available on request. At second floor level is a good-sized en suite bedroom with metal framed double bed, bedside units, drawers, wardrobe, chairs and feature fire place. The fully tiled en suite has a shower, wash-hand basin, w.c. and heated towel rail. On the third floor are two further bedrooms; one has a double bed, bedside tables, wardrobe, drawers, chair, as well as a small en suite with w.c. and basin. The other is a twin room with two pine single beds, bedside unit, drawers, wardrobe and views over the town. N.B.All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.
BABY FRIENDLY A travel cot, high chair, plastic crockery, and a range of toys and games are supplied for young families
BATHROOMS In addition to the en suites (above) is a very nicely presented family bath/shower room on the first floor incorporating bath, shower (over), w.c., wash-hand basin and towel rail.
UTILITY ROOM To the rear of the house (effectively at second floor level) is a very good sized utility area with washing machine and tumble dryer. Access to the terraced garden is at this level also.
OUTSIDE Also to the rear is a cleverly designed garden area over 2-3 levels. The lower terrace - ideal for al fresco dining - has a wooden table and seating, whilst an elevated second terrace has a lovely range of wicker garden furniture. This upper area has delightful views over the town and across to the River Dart (Please note, however, that access to this level is via stone steps with gate at the bottom only - young children must be supervised at all times).
PARKING* A seasonal parking pass, for one car, is provided for the Mayors Avenue public car park (subject to availability)/Dartmouth Park and Ride from 27th March 2015 for 6 months until 26th September 2015.
OTHER INFORMATION Mostly Karndean flooring throughout the ground with carpet in sitting room and bedrooms. The house enjoys the benefits of gas-fired central heating and hot water. Wireless broadband internet available. Smoking and pets are not permitted.
