LOCATION Situated next door to Salcombe Yacht Club and close to the Salcombe Harbour Hotel the cottage is within a pleasant stroll of Salcombe?s shops, quays and restaurants. A small passenger ferry nearby offers quick access to the sandy beaches of Millbay and East Portlemouth on the opposite side of the estuary.

SITTING ROOM A delightful lounge area with high arched windows looking across the estuary, very comfortably furnished with leather double sofas, leather armchair, wide screen TV with freeview and DVD player.
KITCHEN/DINING ROOM A fully fitted and very well equipped kitchen with a range of Neff appliances, fridge/freezer, dishwasher, microwave, oven and four-ring gas hob. The attractive dining area has a large wooden farmhouse table and six chairs, and iPod docking unit.
UTILITY/SHOWER ROOM Adjacent to the kitchen is a utility room (with washing machine and tumble dryer) off which is a shower room with w.c and shower.
BEDROOMS Three in total, all on the first floor. A master bedroom with magnificent estuary views has a wooden-framed double bed, fitted wardrobe, chest of drawers and TV, and en suite shower room with w.c, wash basin, power shower and heated towel rail. The second bedroom also has a wooden-framed double bed, wardrobe and chest of drawers. The third bedroom has full-size wooden bunk beds, chest of drawers and TV/DVD player. N.B. All duvets, pillows, bed linen and towels are provided but beach towels will be required. A hairdryer is also provided.
BATHROOMS In addition to the en suite and ground floor shower room (as described above) is a family bathroom on the first floor with bath, power shower (over), w.c, wash basin and heated towel rail.
OUTSIDE Private, decked courtyard giving good views of the estuary with patio table and chairs.
PARKING *An allocated parking space is provided at the Shadycombe car park (approximately 5-10 minutes walk away).
OTHER INFORMATION The cottage is mainly carpeted with tiles in the hallway and kitchen/utility. Gas fired central heating and hot water. Wireless broadband internet available. One, small, well-behaved dog permitted. Strictly no smoking.
