LOCATION The property is in Victoria Road, approximately 5 minutes walk from the Old Market Square and the town's famous waterfront, restaurants and tea rooms. The River Dart can be easily reached for boat trips, crabbing or simply to watch the world go by - Blackpool Sands beach is a 5-10 minute drive whilst Woodlands Theme Park is just 3 miles outside of Dartmouth.
ENTRANCE Steps lead up from Victoria Road to the main entrance, and into the ground floor lobby with tiled flooring.
LOUNGE/DINING ROOM An attractively furnished, light and airy room with open archway dividing the sitting and dining areas. The lounge has a large, three-seater sofa, single armchair, wall-mounted flatscreen TV with Freeview and DVD player, as well as a range of books and games. The dining area has a large oak extendable table with four chairs and feature wood-burning stove.
KITCHEN Situated towards the rear of the property, the modern kitchen has a range of fitted appliances including an SMEG electric oven, four-ring gas hob, built-in microwave and an under-counter fridge. A separate utility room houses the washing machine and freezer.
BEDROOMS Two double bedrooms, both located on the first floor. The spacious main bedroom has a King size bed, matching bedside cabinets, large fitted wardrobe with shelves, oak vanity unit with mirror and occasional chairs. The second bedroom has a cast-iron feature fireplace, King-size zip and link bed (set up as a two small singles (2'6") unless requested as a double), bedside cabinets and a single wardrobe. There is also an attic teenager retreat/reading room that is accessed via a steep set of fixed wooden steps. The room is furnished with two single chairs (which can be converted to beds on request and at additional cost). N.B.All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.
BATHROOM On the first floor is a family bathroom with panelled bath, shower (over), heated towel rail, w.c. and vanity unit with basin. There is also a ground floor cloakroom accessed by the rear courtyard.
OUTSIDE To the rear of the property - accessed from the first floor is a pretty south-facing decked terrace area with garden furniture and parasol. Accessed from the kitchen, or rear pathway, is a covered enclosed courtyard area which is an ideal place for drying wetsuits, storing bikes, crabbing gear, etc.
PARKING A parking permit, for one car, is provided for the Mayors Avenue public car park (subject to available spaces)/Dartmouth Park and Ride from 26th March 2016 for 6 months until 25th September 2016.
OTHER INFORMATION Mostly carpeted throughout but with wooden flooring in the hallway and tiles in the kitchen. A combi-boiler supplies central heating and instant hot water. Wireless broadband internet available. Strictly no smoking permitted but one well behaved dog is allowed.
