LOCATION The property is in the very centre of Island Street, approximately 5 minutes level walk to Salcombe town centre with its array of boutique shops, pubs and restaurants.
FRONT & REAR ENTRANCE A flight of steps leads up from Island Street (and the garage parking) to the lower terrace area with a further flight to the upper terrace and front door. The entrance leads directly into the open plan living accommodation. There is a back door from the utility area which leads to a small rear yard and a shared pathway to Church Street.
KITCHEN/DINING/SITTING ROOM A cosy and very comfortable open plan living space with Amtico aged oak flooring. The room has a lovely sitting area with large, bright red L-shaped sofa, matching footstool, rug, armchair, widescreen Smart TV, DVD player, CD/radio/iPod/iPhone dock, fireplace with alcove cupboards and shelves either side containing a library of books, DVDs, CDs and games. The newly fitted superb kitchen has a range of shaker-style units and wood laminate worktop, four ring gas hob, integrated electric oven, microwave, dishwasher and freestanding retro style fridge/freezer. The dining area has a wooden table with six wheel back chairs and a charming oak dresser which houses the cottage's generous crockery collection. From the kitchen an opening leads into a small but bright utility area with washing machine and traditional 'Kitchen Maid' pulley clothes dryer. The utility area leads to the ground floor bathroom and has large glazed double doors into the rear yard. A staircase from the sitting room leads to the first floor and the newly carpeted bedrooms.
BEDROOMS All three bedrooms are on the first floor. Bedroom one is a cheery light room with a 5' King size bed, single wardrobe, matching bedsides, drawers with basin over, full length mirror and wide screen Smart TV. Bedroom 2 is a tranquil room that can either be arranged with 2 x 2'6" single beds or a 5' King size bed. It has a single wardrobe, matching bedsides and full length mirror. Bedroom 3 is a pretty but very small double room, with a 4'6" standard double bed, small built in wardrobe, matching bedsides and full length mirror. This room has only a narrow walkway around the double bed and is therefore ideal for up to two children. It can however accommodate two friendly adults! N.B. All duvets, pillows, bed linen, bath towels and tea towels are provided and beds will be made before arrival. Tenants must bring their own beach towels.
BATHROOM & SHOWER ROOM On the ground floor (off the utility area) is newly fitted white and bright bathroom with large Velux window, bath, separate thermostatic shower and screen over, w.c. and basin, both with shelves and mirrors behind and chrome heated towel rail. On the first floor there is a newly fitted white family shower room with thermostatic shower in a large quadrant enclosure, w.c and basin with shelf and mirrored wall behind, and chrome heated towel rail.
ATTIC DEN On the second floor and accessed via a steep and narrow ladder staircase from the first floor landing, the Attic Den is built into the eaves. It has a large Velux window with lovely views over the boat sheds to the water and moorings in Batson.
OUTSIDE To the front of the cottage are two spacious areas of terracing each with a large table and benches. The lower terrace has a large 'Outback' gas barbeque. The rear yard has an outdoor hot and cold water shower and a wetsuit hanging rail.
PARKING There is parking for one car in the garage accessed directly from Island Street, height 1980mm when the door is full raised.
OTHER INFORMATION Gas fired central heating and hot water. Free Wi-Fi throughout the cottage. Three widescreen Samsung Smart TVs with BBC iPlayer, ITV Player, All 4, Demand 5 and wide range of other apps (including Netflix and Amazon Prime if tenants have own subscription). Strictly no smoking and no pets permitted. Young children will require appropriate adult supervision at all times due to road access, ladder staircase and elevated terraces.
