Accessed down a small path, the property enjoys a private cul-de-sac position that is sheltered by high fencing and woodland, with views over Holkham Estate farmland and Wells to the north. A large south-facing garden is left rough cut to attract the abundant animal and bird life that this Area of Outstanding Natural Beauty is known for. There is also a pretty patio garden with a bike store directly in front of the French doors to the house. The enclosed fencing and gates around the property makes Hawthorn House ideal for pets and children, but with a location this spectacular, this property is also ideal for ramblers, cyclists, bird watchers and anyone in search of a more authentic holiday experience.
Warham is a genuine farming village of significant agricultural, archaeological and historical importance. Its connections with the Earls of Leicester and Holkham Estate are well documented, as is the impressive earthworks known as Warham Camp, an Iron Age hill fort built by the Norfolk Iceni, in the time of Queen Boudica. The two beautiful churches, River Stiffkey and the famous ‘Three Horse Shoes’ pub and restaurant, all contribute to Warham being an important member of the Wells group of parishes, with only a five minute drive between the two locations.
In spite of its very rural location Warham is literally a 3 minute drive from the sailing harbour of Wells-next-the-sea with its narrow gauge railway, picturesque quay and lovely mix of traditional and artisan cafés, shops and restaurants. The whole coastline, both east and west offers a collection of quays, marshes and breathtaking beaches, and whether you are relaxing on the beach in the sun (Holkham and Wells-next-the-Sea both feature award-winning beaches), crabbing at Blakeney, walking at Brancaster or birdwatching on one of the many marshes, you will be spoilt for choice. Called ’Royal Norfolk’ as this area is the country retreat for the Royal family, The Sandringham Estate, Holkham Hall and the Blickling Estate are all within easy reach, as is Pensthorpe Nature Reserve. History lovers should plan in a visit to the medieval city of Norwich or the Hanseatic old quarter of Kings Lynn, and those seeking all the traditional seaside attractions, including a Sealife Centre and a small fun fair should head to Hunstanton. With numerous walks and cycle routes available and lots of great places to eat, you really will be spoilt for choice. After heading back to Hawthorn House, leave your walking boots in the custom-built boot room, freshen up in the convenient wet room on the ground floor, and enjoy a glass of wine in the evening - maybe even sharing a toast with a new wildlife friend.
