Hawthorn House description

Hawthorn House is a large semi-detached property built in 1948 on former Holkham Estate land for the purpose of housing rural families, often farm workers. Its classic yellow brick appearance and functional design is unique to this part of Norfolk and perfectly complements the landscape as well as the famous gault bricks used in the construction of Holkham Hall with its many farm buildings. This three-bedroomed end of road property is in a cul-de-sac position set back off the road, down a pathway with private woodland on two boundaries and high fencing on the others. It is ideal for children, pets, birdwatchers, ramblers and anyone who enjoys reality holidays.
The rather quaint location is one single road of privately owned and rented accommodation on the edge of the village, with an outlook over Holkham Estate farmland and Wells-next-the-Sea to the north. It falls within a designated conservation area with plenty of birds and wildlife, but as Warham is mainly a residential community of significant importance in the Wells group of parishes, you can expect to see farm and works vehicles along with agricultural activity. You will hear game shooting, tree surgeons at work and see pheasants in the gardens, as well as working equipment stored for use in traditional rural industries. This is very much a property for guests who are accepting of traditional Norfolk living and want something a bit more genuine than the luxury holiday market.
Warham’s connections with the Earls of Leicester and Holkham Estate are well documented, as is the impressive earthworks known as Warham Camp, East Anglia’s best preserved iron age hill fort built by the Norfolk Iceni in the time of Queen Boudica. The village pub and restaurant is just a 5-minute walk from Hawthorn House, and was part of Holkham Estate up until 1966. Its unique interior has become quite famous over the years and has been modernized without compromising the character.
In spite of its very rural location, Warham is literally a 3-minute drive from the sailing harbour of Wells-next-the-Sea, with its narrow gauge railway, picturesque quay and lovely mix of traditional and artisan cafés, shops and restaurants. The whole coastline, both east and west, offer a collection of quays, marshes and breathtaking beaches, and whether you are relaxing on the beach in the sun (Holkham and Wells-next-the-Sea both feature award-winning beaches), crabbing at Blakeney, walking at Brancaster or birdwatching on one of the many marshes, you will be spoilt for choice. Called ‘Royal Norfolk’, as this area is the country retreat for the Royal Family, and The Sandringham Estate, Holkham Hall and the Blickling Estate are all within easy reach, as is Pensthorpe Nature Reserve.
History lovers should plan in a visit to the medieval city of Norwich or the Hanseatic old quarter of Kings Lynn, and those seeking all the traditional seaside attractions, including a Sealife Centre and a small fun fair, should head to Hunstanton. With numerous walks and cycle routes available, and lots of great places to eat, you really will be spoilt for choice.
After heading back to Hawthorn House, leave your walking boots in the custom-built boot room, freshen up in the convenient wet room on the ground floor, and enjoy a glass of wine in the evening - maybe even sharing a toast with a new wildlife friend.
