LOCATION Situated within the six acre grounds of Lower Idston, overlooking a peaceful valley and with stunning rural views. The cottage is close to the villages of Loddiswell and Aveton Gifford and 4-5 miles or so from beautiful sandy beaches of Thurlestone, Bantham and Bigbury. Kingsbridge and Salcombe are each within a short drive of 10-20 minutes.

ENTRANCE Steps lead up into a fully tiled hallway with access to the ground floor bedrooms and bathrooms, and stairs up to the living accommodation at first floor level. N.B. There is a child-gate at the top of the stairs.
KITCHEN/DINING/SITTING ROOM A delightful open plan area with high vaulted ceiling, wooden cross beams and oak flooring throughout. The modern and well-equipped kitchen area has fitted units, electric cooker (with double oven and grill), fridge with ice compartment and separate table top freezer, dishwasher and microwave (a washing machine, tumble dryer and sink can be found in The Pump House utility room - see below). A large wooden dining table seats six comfortably. The tastefully furnished sitting room has two double sofas, built in seating area/day bed, coffee table, television with DVD player, and lovely rural views.
BEDROOMS The master double bedroom has a King-size bed, pine furniture and en suite bathroom comprising bath, shower (over), wash hand-basin and w.c. The twin bedded room has two small single beds (that can be converted to a King-size double on request), pine furniture and doors out to the driveway. N.B. All duvets, pillows, bed linen and towels provided.
BATHROOM In addition to the en suite (above) is a shower room - adjacent to the twin bedroom - with shower cubicle, wash-hand basin and w.c.
THE PUMP HOUSE A newly designed and constructed separate annexe to Hope Cottage (and Lower Idston) with double futon bed at first floor level (accessed by steep wooden steps), and fully-tiled shower room (ground floor) with shower cubicle, wash-hand basin and w.c. This additional accommodation is available on request (for adults only) for £100.00 per week in High and Mid Season. Also houses the cottage UTILITY ROOM with washing machine and tumble dryer.
BABY FRIENDLY EQUIPMENT A travel cot, high-chair and stair-gate are available in the property.
OUTSIDE French doors from the hallway lead to a private terrace with garden furniture and barbecue. Guests are also welcome to explore the owner's extensive and beautifully tended garden/grounds that run down towards the river.
PARKING Private parking for two cars in front of the property.
OTHER INFORMATION Oak flooring at first floor level with carpet in most other areas including both bedrooms. Hot water and central heating by oil fired boiler. Strictly no smoking or pets. Wireless broadband available in some areas of the barn, and on the terrace.
