Lawns House Farm is a brick built, semi-detached, former farmhouse, set on a working farm in between the villages of North Duffield and Skipwith just twelve miles south of the city of York. With six bedrooms comprised of three doubles (one with an ensuite), two twins (one with an ensuite) and one family room as well as a family bathroom, this cottage can sleep thirteen people. The rest of the accommodation is made up by a fitted kitchen with a dining room and two sitting rooms. To the outside of the cottage is plenty of off road parking and an enclosed rear garden with garden furniture and a barbecue. Perfect for large families wishing to discover this lovely part of Yorkshire, Lawns House Farm is not going to disappoint.

Area
Just 12 miles south of York are the pretty Yorkshire villages of North Duffield and Skipwith. Each village has a lovely green with pond and a traditional country pub and is composed of a mixture of old red brick and modern houses. Skipwith's church dates back to the Anglo Saxon times, whilst the North Duffield equivalent is a 19th Century Methodist chapel. Ideal for escaping all the stresses and strains of modern life, these peaceful little settlements are within easy driving distance of a 1000-acre nature reserve and Skipton common, making this a fabulous location for bird-watchers. The market town of Selby is just seven miles away and boasts a beautiful abbey, whilst York Minster is also within easy driving distance and has park and ride facilities to make getting in and out of the city easier.

The North York Moors National Park covers 554 square miles, with landscape ranging from heather-clad moorland and deep secluded dales, to the cliffs and coves of the magnificent coastline making it a haven for walkers.

Plenty of space in the house, which has a central location with access to York, Selby and Hull. The bedrooms were of a good size and there were enough washing facilities for our party. The kitchen has 2 ovens, microwaves and plenty of pots, pans and cutlery. Great rural location and very quiet.

Very good house for extended family, plenty of space and secure garden. Tea, coffee, milk, sugar and lots of biscuits on arrival. When the washing line broke it was replaced the same day - can't beat that for service!

Enjoyed the size and comfort of the house for a group of friends with children. The utility room was a big benefit with lots of children. The heating was really good, we never felt cold. The washing machine was great for keeping the kids clothes clean. The parking space was great and the garden was large enough for all the children to play in. Overall a really enjoyable break away. The owners were very friendly and helpful.

The garden was good for our young children, it was enclosed and safe. The house and rooms are large and the owner very helpful. The location was peaceful and safe and the animals were interesting for the children. The downstairs bedroom was a plus as we had our 91 year old Mum with us. We could have stayed another week.

The house had plenty of space and the garden was excellent for young children. I enjoyed the holiday and the property. It was ideal for a family get together of 12 people ranging in age from 8 months to 70+ years. The area, although not in a major tourist zone, still provided plenty to do.

The location was very good and the house itself was larger than I was expecting and was generally very well presented. The kids loved the garden, and the secluded location meant that the kids could ride their bikes up and down the lane leading to the house without worrying about traffic.

Overall the holiday was excellent, the accommodation was very good. As a base very central for sightseeing and in our case for the men, golf and fishing. In fact we were so busy we didn't get to see the farm. Maybe next time.

Fantastic value for money. The property was within driving distance of activities and places to visit for all 13 members of our family, from age 3 to 83. The property is spacious and is much bigger than it looks in photographs. It is set in a beautiful and quiet location and the welcome packets of biscuits, refreshments and milk were much appreciated. Really friendly owner. Made us feel welcome and gave us a tour around the farm. We would definitely want to go back there another time. We had a great time here at Lawns House Farm. The owner was really helpful and made us welcome. We were a mixed family group of age range 6-81 years. The description did not do it justice and it was much bigger than we ancticipated plenty of room for us all. Everything you would need is there and all amenities. Lovely views too!

Warm Yorkshire welcome at this spacious farmhouse. Welcome tray greeted us on arrival. Clean and tidy throughout. Masses of space with room to comfortabley sleep thirteen. There were 8 of us staying - plenty of space for everyone. Two bedrooms en suite and large family bathroom. Sunday lunch in the farmhouse kitchen with extended family - eleven seated comfortabley at the large kitchen/dining table. Plenty of cooking facilities and large utility room just off the kitchen. Two living rooms. Caretaker was attentive and readily available. Large garden to keep the children (and adults!) amused. Wifi available. Lots of wildlife - rabbits, hares, pheasants. Beautiful views across the fields, lovlely to see the cows, calves and proud and protective bull in the field nearby. Very handy for exploring York, Hull and the East coast. Well served by local village shop, pub, and nearby Selby. Historic church at Skipwith worth a visit and Skipwith Common on the doorstep for lovely walks - watch out for the wild ponies - very friendly.

We enjoyed our stay at Lawns House Farm. Loads for room for two preschool children, two babies and four adults. Reasonably well equipped and comfortably furnished. Helpful caretaker. The site was quiet and sunrises beautiful. It made a great base to explore York and the surrounding area - and great value, too.

This time there were 14 of us, of 4 generations, celebrating my mother in law's 87th birthday . The two large sitting rooms meant there was space for the adults to sit and talk in one room whilst the youngsters entertained themselves in the other......though there was enough room in one of them for us all to get together one night for a games evening. The youngsters really appreciated the large enclosed garden....as did the adults when we had an inter generation sports day and rounders march. The large kitchen meant we could all eat together and the three showers and WCs meant nobody had to experience discomfort. We will be back!!

This house was perfect for a big family gathering as we had 4 generations and there was room for all. It was peaceful and very cosy, the owner was really nice and there was plenty of parking.
