Linking with the ever-popular North York Moors Steam Railway at Grosmont, the Esk valley line is well worth taking a trip on.

We had a lovely week in this cottage which is comfortable and well equipped. We did feel that there might be a need to update furniture soon but that's a small niggle. It is very homely with everything you could want. The owners responded very quickly to a query we had and it was overall a very enjoyable experience. It is a bit remote but that is a plus as well.

A gem of a cottage in one of the most peaceful locations imaginable. We would happily rent this one again.

Our fifth visit so that says it all, doesn't it? Excellent location in a peaceful valley. Really clean, spacious and warm. We had our best week there.

The property has everything you could wish for in a self catering holiday. For good beer, delicious food and a warm welcome I would recommend The Boad Inn in Lealholm.

A very warm house with coal burning fire. I could recommend it for cold winter nights. An excellent location for walks in the countryside and the coast line. It is close to the railway (2 miles) to go to Whitby.

Very clean and well equipped and very peaceful.

October 2006
The photographs and description given on the site were an accurate guide to the property and we were not in the least dissapointed. If a property has been let for some time, it is often difficult to assess whether it has been kept up to the original standards of decor and cleanliness. In this case, we were very pleasantly surprised.
Mrs Harrison

Very cosy on cold, wet and windy evenings. A great bolt hole with loads to offer - Newcastle and York are both easily accessible. The Fox Hounds in Ainthorpe does fantastic food. The views from the footpath behind the house is beautiful. Great location for lots of places to visit.

The very good position in the midst of beautiful scenery and the fact that the owner took the trouble to telephone us very early in our holiday to make sure everything was in order. Very good cottage.

August 2010
The property is first class. It is like home from home and has everything you could possibly need and so incredibly clean. The location speaks for itself and you need more than a week as there is so much to do in the locality. This is our second visit and we hope to be back again soon.

Mrs Wilder

August 2011
This cottage is ideally situated for anyone wanting to get away from it all and enjoy some peace and quiet. It is very well equipped and has a porch area to store boots which was great especially as we had a damp week. A third time a Sykes holiday has been a success!
Mr Watkins
May 2015
The location was picturesque, quiet, off the beaten track and well placed for exploring the dales, moors and coast. The property was very comfortable with views from every room. We particularly liked the large ground floor window with its window seats. There was a good level of electrical equipment as well as games and books.

September 2011
We liked the apparent 'remoteness' of this beautiful valley. There are no villages, just a scattering of farms and hamlets. It seemed a secret yet Whitby is only half an hour away. And within a few miles drive was the well-stocked village of Lealholm. The cottage was well equipped and comfortable and very quiet. Neighbours were friendly. And we could keep in touch with the outside world via the internet - a must these days.

September 2012
We found this house welcoming and friendly - I think this is partly because it is obviously loved and used by its owners. It is therefore well-organised for actually living in. Brilliant location, lovely garden, and rapid rescue for a minor kitchen problem. The in-laws came to visit and were so impressed that they plan to book it for themselves next year.
Mrs Cottington
August 2011
This is our third visit to Prospect Coach House and the holidays just get better and better. The house is exceptionally clean, very well equipped, and is in a beautiful location with so much to do. Most importantly there is enough safe storage for five bikes! The garden and stream were a massive hit with our three children. We're looking forward to rebooking for next year.
Mr Ockendon

November 2013
It is a very warm and comfortable cottage. Very close to excellent walks, and yet in a quiet valley.
Mr Reed
October 2013
Secluded location with good views of the open countryside. Close to Lealhome with good tea room and restaurant, both rated highly by trip advisor (and me!). Living room very homely, with big comfortable sofas, and good lighting. Secluded garden with seating overlooking a superb view. I really felt as though I had been welcomed into somebody's little retreat, and allowed to use their facilities rather than things provided just for rental purposes (which is in fact the case).
Mrs Brameld
June 2013
The location and cleanliness of this delightful property was excellent.
Mr Waters
August 2013
We went to the same last year, and liked it so much that we booked it again for this year. This cottage is one of the nicest we have ever been to, it's certainly the cleanest and best equipped. We were luckier with the weather this year, so got to make use of the beautiful garden.
Mrs Dawes
May 2013
An idyllic, undiscovered 'secret valley' where we can forget the cares of the world.
Mrs Keen
September 2012
The Coach House is in a lovely location, peaceful but not too remote, plenty of places to visit. The house itself is home from home.
Mrs Beebee
July 2012
We enjoyed the situation of the property. The beds were wonderfully comfortable and there was a real feeling of 'home', something one gets when the owners also use the place, as information is more personal. Some family came for a day visit and were very keen to book a holiday here themselves!
Mr Falk
July 2012
The property felt very homely.
Mrs Cottington
September 2012
This is our fourth holiday at Prospect Coach House and once again it was excellent. The property is spectacularly clean, has everything you need, including free wi-fi and the area is just beautiful. We are already under pressure from our 3 children to book up again for next year!

February 2010
Excellent cottage, all mod cons, especially the kitchen area. Nice garden but not terribly suitable for young children - 6 yr old twins could not play footbal due to the steep incline!! Lovely area - no shortage of things to do & places to go to. Great access to coast & countryside.
Mrs Norman
October 2012
The cottage was very spacious and very well equipped.

August 2013
Booking the property was straight forward & the directions to the property were very good. The property was very nice & spacious & the garden was excellent. Although the property was a fair distance from the nearest village it was very quiet & relaxing and the few neighbors we came across were friendly & helpful. The best thing about the property was being able to sit out in the garden & enjoy the lovely scenery & even seeing a deer crossing the road just yards away. The only thing I could fault was that we could not change the channel on the TV despite following the instructions but as the weather was good the week we were there it wasn't too big a hardship. Just a simple straight forward TV would be much better!!

Despite the fact that it rained all week, I enjoyed my stay here. It's quite remote, being several miles along a single track road, but us in a great position, with good views of the vale from both the house, and the pleasant (steeply sloping) back garden. Very well equipped with a large tv, PVR, surround sound system, washer/dryer, and a second dryer. The accommodation is spacious, clean, and characterful. In the nearby village if Lealholme there is a post office, a very good pub (The Board Inn), and several tea rooms. Whitby and Grosmont are about 10 miles away. The info pack was very useful. Downsides? The heavy rain leaked into the porch & tripped the electrics twice.
Mrs Doling
December 2004
The location is superb for both the coast and moors walks. The cottage was more than comfortable having been out for a days walk and well equipped that if the weather was not suitable then staying in all day was not an issue even with children.
Mrs White
December 2004
Everything about the cottage was great. The views were wonderful and a number of walks could be done from the door.Once we got the fire up and running the house was extremely warm and which makes it an excellant winter cottage.

A well equipped cottage, in a tranquil setting. Lovely weather and good accomodation made for a relaxing and delightful week away. A good spot for both the moors and the coast.
Anthony Burton
February 2010
The most important element about this holiday cottage was undoubtedly its situation, in a quiet dale with moorland walks literally available from the front door. When we visited, the owners were still working on making the garden - which should now be far more attractive. This was a very comfortable house, but amenities such as local pub - which was excellent - and shops were car drive away.I would describe it as an ideal place to explore the North Yorkshire Moors - and you can visit the coast by railway - with steam trains running at weekends. This is a cottage for those who really do want to get away from noise and buste - and how many cottages are there where you can walk just a few paces from the house and find yourself face to face with a deer?

This Holiday cottage provided us with a Great Family getaway, and a fantastic base for exploring the Nork York Moors and the surrounding coast. We spent the whole week exploring Whitby, Pickering and other wonderful dales. The service provided by Sykes Cottages is excellent from their easy on-line booking facility, to their accurate description of the property and surrounding area, even had easy directions to find the place, always a bonus after a long drive. This service was followed through when we arrived at the cottage, with useful information contained in their holiday binder, of good places to eat, bus time times and local emergency services. The cottage ticked all our boxes for our family requirements, with spacious rooms, comfortable furniture, and decent size TV !! and provided both a quiet location and scenic location that we had not explored before. It was homely, comfortable, and well provisioned, we especially like the free WiFi provided, a nice touch, allowing us to keep in touch in the evening. My daughter always remembers the horse in the adjoining paddock that greeted us in the mornings and when we arrived back after our day out and about, and the wide variety of wildlife with Pheasants in the garden. Easy to find good pubs to eat in, we always find North York area a gold mine of good value pub meals. Would highly recommend to families looking for a comfortable base, or walkers looking to explore a different dale. A real 5* experience we would love to repeat.

A lovely peaceful cottage surrounded by beautiful countryside, but with the coast not too far away. It was surprisingly spacious and very well equipped. Could tell it's owners loved the cottage.
