Red Kites Retreat is a quality, semi-detached barn conversion, in a rural setting at the end of a steep mile long track, next to the owner's property, 2 miles from the village of Eglwysbach in the Conwy Valley in North Wales. The cottage can sleep up to seven people in three bedrooms - one double with single day bed and en-suite shower, basin and WC, one king-size double and one ground floor twin with en-suite shower, basin and WC. There is also a bathroom on the first floor with bath, separate shower, basin and WC. The ground floor living accommodation consists of an open plan living area with fitted kitchen, breakfast bar, dining area and a sitting room with woodburner and patio doors. There is also a first floor entrance hall. Outside there is ample off road parking, a decked area, lawns and a patio with furniture and BBQ. With stunning valley views, great walks from the doorstep and Conwy 8 miles away, Red Kites Retreat makes a great base for an idyllic cottage holiday in North Wales.

Eglwysbach is a North Wales village in the Conwy Valley, renowned for its countryside, scenic walks and the world famous Bodnant Gardens. Nearby Conwy is a World Heritage Site and boasts a castle, town walls, pretty fishing harbour, shops, pubs and restaurants. Within easy reach are beaches along the North Wales coast and Snowdonia National Park.

The cottage was amazing, the best that we have ever stayed in. It had a lovely view, was very quiet and rural. The decor in the cottage was outstanding.The entire area has lots of good visitor attractions. We were not quite in the school holiday season so it was not too crowded. We visited Bodnant Gardens which are very close by and are lovely,Portmerion, Caernarfon Castle and the Isle of Anglesey. All within easy drives. If anyone is interested in engineering projects, electric mountain is worth a visit. We also had a week of sunshine and no rain !

All in all, this is a property that has been designed and built to the highest standards by thoughtful perfectionists, in a stunning location ideally situated for access to the mountain walking of the Snowdonia National Park. Go there, you won't regret it.

This cottage is a beautiful, modern, barn conversion. The cottage is lovely and quiet with beautiful views. The overall decor, furniture and fixtures and fittings were all first rate. My son said it was fantastic, much better than home! We had a really lovely week here and would definitely return.

The warm welcome and outstanding accommodation made for an enjoyable and relaxing holiday which is what we all needed. The Cottage. What an awesome property. When you arrive you are first greeted with some amazing views of the Conwy Valley but the surprises do not stop there. As you go through each room of the house you just know you are going to enjoy your stay there. The owner has clearly put her heart and soul into this property and created a dream home that you cannot fail to appreciate. A luxury home complete with quality decor, fixtures, fittings and furnishings. Complete with the finishing touches that make a house a home including beautiful original works of art. All three bedrooms are very different from each other but all delightfully furnished and equipped. We have never seen a kitchen so well equipped in a holiday home. This property cannot be faulted.

The views from the cottage were amazing on sunny days! We were treated to a fly-by from the RAF on one day which was amazing! The cottage was fabulous and had a homely feel. The owners were great and brought over lots of toys for our children to play with.

We enjoyed visits to Bodnant Gardens, Conwy, Llandudno, Betsw-y-coed (Swallow falls Fairy glen are worth seeing) and especially the walk up Snowdon. The area is very picturesque and well worth the distance travelled to get there.

This property is located in one of the most stunning and peaceful areas I have visited. There is everything at the property that you could need, starting with a very warm welcome from the host, a fabulously equipped kitchen, bedrooms with a view and luxurious bathrooms all fitted out to a very high standard. The instructions to find the cottage are fantastic, found it first time. This property surpassed my expectations, locally there is a pub in the village approx 1 mile away, Snowdonia National Park, Llandudno, Conwy and anglesey are all just a short drive away. There is plenty for walkers, those that like gardens or castles and also the beaches in surrounding areas. Nothing was too much trouble for the host, when we had a query over something she was there for us and also gave us an insight into the property and surrounding areas were you could walk close by or visit. I have already recommended this property to family and friends and will be visiting again myself.

Absolutely stunning in all ways. The cottage is beautiful and the views are amazing. We spent a week at red kites retreat and can't fault it in anyway. We were even lucky enough to see the red Kites on our first day. The surrounding areas have lots to do including lots of nice dog walks for anyone taking their dog. A truly special holiday cottage.

Really excellent cottage, nicely laid out with high quality furniture and fittings, including the kitchen and bathrooms. Wonderful views over Snowdonia, from either the lounge, front bedroom or decking areas. Friendly and helpful owner living in adjacent farmhouse. Great escape, with nothing but sheep in the surrounds. Few tips; * the cottage in quite a remote location, with steep narrow roads/tracks for access, although all perfectly feasible for a standard car. Leave 30 minutes to get to Betws y Coed or A55 junction. * internet access is ok, although not sufficient for streaming video's. * mobile phone coverage can be obtained from the car park and the approach road, but not from the cottage itself. * nearest village, Eglwysbach, is about 1 mile away, but does not have a shop or mobile phone coverage, but the Bee Inn pub is nice with good food. Nearest shops are Llanrwst and Llandudno. * easiest route in is from Bodnant Garden to Eglwysbach, then on to the cottage - other routes are very steep/narrow.

Red Kites is a beautiful cottage kitted out to a very high standard with stunning views and gorgeous interiors. We had a brilliant week here and the owners couldn't have done more to make both us and the children feel very welcome. The property is accessed via a steep hill, however the views and amazing scenary make this more than worth while!

The directions to the property that the Owner, Lucy, gave us were better than those provided by the booking agent. I know ever other review makes the same comment about the very steep and tricky drive up to the property but it's worth mentioning again! When we stayed at the property the weather was extremely wet and stormy which made the road and dirt track a bit more difficult to manoeuvre and we have a large people-carrier car. I think in the summer months the road would not present a problem but it would be impassable in snow or icy conditions without a serious 4x4 vehicle and even then you'd need to be an experienced driver. That said, we actually found that the drive up to the property added an element of excitement to our vacation and enhanced the feeling of space, tranquility and isolation which is exactly what we were all looking for. Lucy made us feel very welcome and could not do enough for us and had even set up a gorgeous Christmas tree and decorations around the property which is something that we all really appreciated. The property itself is the old barn which is adjacent to the farm house where the Owner and her family live. The barn conversion and extension was completed in 2012 and has resulted in two separate holiday houses within the building - one sleeps 8 and the other sleeps 4. The most striking elements of the property are the very high standards to which the conversion has been done. No expense has been spared on the construction, interiors and furnishings. There has clearly been a lot of thought given to the interior design and Lucy has got good taste! The use of colours, furniture, paintings and lighting gives a very relaxing atmosphere and mood and the property is extremely comfortable. The high ceilings are amazing and the main bathroom is something that I want in my own house! There was another family staying in the property next door and we were a bit concerend that we would hear them (or they would hear us) but we did not hear a single sound from them during the whole week which I assume is due to the high quality construction and sound proofing and thick walls. As far as the location of property is concerned you would be hard pushed to find better views of the surrounding Conway Valley and far into the spectacular Snowdonia mountain range - the master bedroom has the best views which are something that are beautiful to wake up to every day. The local village has a Post Office and pub and the drive to nearby Conway and the large supermarkets and amenities is only 15-20 minutes away. But the whole area has so much to offer in terms of pubs, restaurants, sites of interest and of course some of the best walking, mountaineering and beaches in the UK. We've rented a lot of holiday homes and this is by far one of, if not the THE highest quality property we've ever rented and we'll definitely be back in the summer.

Five star luxury. Date I say, this rental is fitted out to a too high standard, I only hope that people treat it with the respect it deserves. No expense spared. Amazing views of the hills and valleys. Close to the beaches and mountains of North Wales. The only downside, and it isn't really, is the drive up to the cottage from the road, which is a steep unsaved road and requires concentration to say the least. All in all, superb.

We had an amazing time a fantastic property! Lucy the owner had toys out ready for our children on arrival which was just one of the personal touches she adds to this property. A very warm and home from home feeling with everything plus more you will ever need to make your holiday there relaxing. We stayed here with another family and we both had 2 children. The property is very child friendly with stair gates, cots and high chairs and an enclosed area outside for the children to play safe with walks next to the property to explore the countryside and streams. It is a steep drive up to the property which we were told about but it is worth the drive up as the views you get are breathtaking! Summertime would be amazing at this property and we would recommend to all!

This is an outstanding luxury holiday property that successfully combines traditional and contemporary styles in a high quality package, where everything has been designed and thought through in great detail - delivering a luxury self catering experience where everything has been thought of for you. My wife and I have just spent a week staying at Red Kites Retreat which is the larger of the two cottages run by the owner Lucy, the two cottages are semi detached but have been cleverly designed so you don't see the other party next door and have complete privacy. Red Kites Retreat will ideally suit a large group as it has two large double bedrooms and a large twin bedroom, and one of the double rooms has an extra day bed in it that converts into a double bed. One double and the twin room have their own en-suites and the master double has a superb large designer bathroom next to it which effectively acts as it's own en-suite. The fittings, style of decoration and finish in the bathrooms and elsewhere throughout the house are of the highest standard and ooze quality; granite, oak, leather; individual locally commissioned art work, top end showers and bathroom suites - it's all here in buckets. All the equipment is here and works ; large flat screen TV's, Freeview, DVD player, WiFi, iPod docking station, log burner, BBQ, absolutely everything you could need in the kitchen. Outside there is one large upstairs deck with a large patio table and chairs for 8 people, as well as two sun loungers. Downstairs leading off the open plan kitchen / dining / lounge area there is a smaller breakfast patio with a table and 4 chairs and a BBQ unit. Everything is spotlessly clean and well maintained. The location is the only thing that may deter some but ironically this also delivers the property's most stunning quality - the views; the location is accessed via the village of Eglwysbach and after driving through the village which is itself a lovely location, you head up a narrow single track road which winds it's way up into the hillside and you end up in a small farm yard, you then go through a gate at the end of the yard and wind your way up a narrow road cut into the hillside until you reach the long drive way to the property. It initially seems a daunting drive as a it's about a mile or so off the main road, it's steep, very narrow, and you go the whole way in first gear or second if you're a born risk taker, all the time wondering what happens if you meet something coming down the hill - which entails one of you having to reverse some way to one of a number of small passing places. However it is actually no problem, we went up and down it every day and only met someone coming in the opposite direction once, which was Lucy the properties' owner - she lives with her family in their house next to the two holiday cottages and they drive normal cars without 4 wheel drive without experiencing any problems. Once you get to the property all the benefits of the location are obvious, it's high up in the sheltered lee of the hill with wonderful views out to the West looking down across the village and onwards to the hills and mountains of the national park. You have splendid solitude and quiet, no traffic or other noise reaches up from the valley, the red kites soar around the property, and at night if the sky is clear there is no light pollution at all so you can stargaze to your heart's content, and the Milky Way is clearly visible in the night sky above you, which is something you can't observe with the naked eye in built up areas of the country. All in all this is a property that has been designed and built to the highest standards by thoughtful perfectionists, in a stunning location ideally situated for access to the mountain walking of the Snowdonia National Park - go there - you won't regret it.

My husband and I and our 2 young children spent a week at Red Kite's retreat in October. The property certainly had the wow factor, the view from the master bedroom was beautiful and interior design throughout was stunning. The weather wasn't kind to us at all but we had lots to do inside the house. Would highly recommend this property to anyone wanting a relaxing break in a special location.

This is a luxury home complete with quality decor, fixtures, fittings and furnishings. Complete with the finishing touches that make a house a home including beautiful original works of art. All three bedrooms are very different from each other but all delightfully furnished and equiped. in 30 years of Cottage Holidays we have never seen a house, particularly kitchen, so well equipped. This property cannot be faulted - book it now!

This lovely holiday home (you can't really call it a cottage, it is quite large) is in a most beautiful position in a wonderful part of North Wales with magnificent views. The Retreat is elevated overlooking an extensive valley, patched with glorious green fields occupied (when we were there) by flocks of sheep and lambs, cattle and horses. Facing you in the far distance are mountains of Snowdonia. Every shape and species of tree, shrub and bush can be seen within a good 20 mile radius. The journey up to the Retreat is a great experience. The road up to the Retreat is curvy, bordered by hedges on both sides of a huge variety of shrubs, flowers and herbs and quite narrow in some places with passing areas and runs through a farmer's yard at one point - he is a very pleasant man and opened a gate for us on one occasion. We sat at different times around the Retreat, including the two well placed patios enjoying the views and listening to the country sounds - birds, bleating sheep, mooing cows and distance tractors (no cars, lorries or aeroplanes!) The Retreat could literally be a 'retreat' if you want it to be, but with our group including teenagers, middle-aged and retired, we spent a lot of time out-and-about. Llandudno and Colwyn Bay are delightful British seaside resorts; both have marvellous promenades; the Great Orme is well worth a visit; Conway Castle lives up to it's name as the best Medeival Castle in England; Plas Mawr in Conway is magical as one of the best examples of an Elizabethan House in the UK. One day, we took a leisurely drive down through Betws e coed, Beddgelert and Criccieth to Pwhelli and from there took a return train trip to Barmouth, which runs down by the side of the coast most of the way. Well worth the visit! The Retreat itself is on two levels and is very spacious and airy; scrupulousy clean and luxuriously fitted with ample car parking space; and, has an invaluable effect of total relaxation! Just back from a long weekend with family and had a great time. The house itself is lovely and has everything you could possibly need. The fixtures and fittings are of a very high standard and everything you could possibly need was provided. The house itself was large and well equipped with a large main bedroom with fantastic views, another large en suite family room with a double and single bed in it along with a further en suite twin room. The main bathroom is something special and I could have happily spent a few hours soaking in the bath. Stayed with parents, wife and our 2 young children aged 3 & 1 and whilst the stone floors in the main living area were a bit of a worry with the youngest the stairgates, the cot and highchair were provided and of a really good quality. We were also provided with boxes of toys and DVD to keep the kids entertained. The eldest was much more interested in looking at the sheep and lambs in the surrounding fields or playing football on the lawn by the large decking area. The cottage is up in the hills and a little remote so don't expect an easy stroll to the pub or shops however a short drive takes you to all the necessary shops and amenities as well as being within easy reach of beaches and other north Wales attractions. All in all a fantastic stay and I would certainly recommend the cottage for anyone wanting a lovely, luxury cottage in North Wales .

We needed a nice location to stay to explore North wales & climb Snowdon, Red Kites Retreat suited us perfectly, we were the first to stay in the property after a complete renovation, everything more than came up to our expectations, the owners made us feel extremely welcome from the moment we set foot in the property, everything was clean, well furnished, well fitted out with all the home comforts, plus a huge comfortable bed, a well fitted kitchen with all the mod cons, plus 3 bathrooms, when we next go to Wales, I'll be very disappointed if it's booked up & we can't stay there again. The property is in an ideal position for access to Conwy, Llandudno etc.

Red Kites' Retreat, with it's magnificent views of the mountains, is a fantastic place to stay. The owners gave us a very warm welcome and from the minute we arrived, we felt relaxed in this stunning house. The photographs on Sykes Cottages website don't do this property justice. All the bedrooms are decorated to an exceptionally high standard and are bigger than large doubles. The open-plan living area is also spacious with access to lower patio area (a real sun-trap) with far reaching views. There is an added benefit of a table tennis table (on outside grassed area) overlooking the mountains. There is also a badminton net on the upper grassed area next to the large decked area. The cottage is well placed for visiting places along the coast and around Snowdonia (approx. 40 minutes drive). Local National Trust properties (Bodnant Gardens, Penrhyn Castle , Plas Newyd) are all within easy driving distance. We have stayed in many luxury holiday cottages over the years - this has to be the best by far. If you are contemplating staying in this area of North Wales, this has to be the place to stay.

Being a firefighter work can be pretty hectic at times to say the least so when I was looking for a fews days escape from my everyday life and to recharge my batteries I began my search in the north Wales area as I know it well. My search lead me to a small village called eglwysbach which is a lovely small village with very warm welcoming people. It is an idealic welsh village with plenty of history and character in its own right. The drive from the village to the accommodation is made along a small country road up a hillside which adds to the beauty of your stay because once you are there you really have a sense of peace and being away from everyday civilisation. Then you are hit by the views! And what can I say! North Wales is blessed with some of the best views on offer and the views up here do not disappoint. On my arrival I had a nice warm friendly welcome from the family who really went out of they're way to make me feel at home. Then I set foot in the property and what can I say.....beautiful. From the flawless finish to the fantastic decor and the stunning views from many of the windows I was breathless. The attention to detail and the time, love and effort that has been put in this place is apparent immediately and really is a credit to the family. Almost every room is and adventure in its self with all the different features. I fell in love with the place immediately and found it difficult to leave even just to pop to the local shop! But if you manage to pull yourself away from the cottage then you will find some of the best attractions north Wales has to offer. Such as betws y coed, a personal favourite of mine with some lovely places to eat and drink and the seaside resort of Llandudno. The stay was just what I needed and more, and the accommodation as a whole really did exceed my expectations. I will most definitely be returning hopefully in the not so distant future. This place really has left a lasting impression on me for all the right reasons! What a beautiful place.
