Riverside House in Old Costessey (Ref. CED)

Believed to be the oldest surviving house in its village (circa 1590), this spacious, detached, Grade II listed holiday property is beautifully positioned on the Upper Wensum an S.S.S.I. (with resident swans and mallards), yet only 5 miles from the attractive city of Norwich. It stands in secluded, mature lawned gardens, which are completely secure and benefits from sole use of an inter-connecting indoor heated swimming pool. With over 200 feet of private river frontage, two Canadian canoes and decked seating area with canopy cover this makes the perfect spot for visitors to dine and enjoy this idyllic setting, disturbed only by the sound of the occasional rowing boat of an angler. Lovingly restored by its owner, the house features a wealth of exposed beams and timber framing, a re-discovered inglenook fireplace and an original listed door. The sunny yellow kitchen has an enormous pine table for relaxed family meals, and the study is packed with information on the local area. Children will be delighted with their own, quite separate, series of rooms – a dining room with television leads to a games room, and up a staircase to a charming bedroom with beams and low sloping ceilings. Every comfort is thoughtfully provided to create a real home from home. Coarse fishing is freely available (in season) either from the riverbank or by boat, and in two local private carp lakes. From this restful, secluded spot, both the city amenities and the Norfolk Broads are easily reached. Wroxham, the ‘capital’ of Broadland is only 10 miles away, with day boat hire and cruises. Within 40 minutes by car are the delights of the North Norfolk coast: broad sandy beaches at Holkham, a bird and seal reserve at Blakeney, and seaside attractions at Wells. Four golf courses and a floodlit driving range can be found within 2 miles. Tennis, snooker and two pubs in village. Shops ½ mile.

The swimming pool was very nice and the pool toys were much appreciated. The boat house was brilliant and it was comforting to see all the safety equipment available ie; life jackets etc. The rowing boat had seen better days and seemed to take in a little water but was excellent for short trips down river. The cake on arrival was a nice gesture as was the birthday card for our daughter. Plenty of toys in the playroom for younger children which is worth a mention as it saves a lot of packing space for families with toddlers. Disappointed with the pubs in the village as although both are within walking distance, neither did food.

This was an excellent house with a helpful owner who lived nearby. There were activities for all ages, including sole use of a swimming pool and canoes on the river at the end of the garden. Our ages ranged from 8 to 80 (and a dog) and we all thoroughly enjoyed our visit. This was the fourth house we have visited with you and will be booking again for next year!

We have stayed in quite a few cottages over the last 20 years but I can honestly say this is the best of them all it was so clean and had everything you could want for a great holiday the swimming pool was a big hit as was the games room and the garden the owners were lovely people and the welcome home baked cake went down a treat will certainly love to go back.

The cottage and facilities were absolutely fantastic. It was comfortable, clean and in an ideal location for lots of lovely days out. The swimming pool and games room were an added bonus not only for the children but for all of our party. We would highly recommend it and will certainly go again. The home made cake on arrival was a lovely touch too.

We were welcomed with a home made cake and cup of tea. Owners made us feel at home, most helpful with local knowledge plenty of good information on hand for us to browse and use. Fruit trees were laden with fruit and we were told to help ourselves. Lovely People. Thank You.

Lovely cottage, very cosy with great living areas to relax in. Swimming pool, games room and canoes provide great entertainment. Great for getting away from city life for a break in the countryside, without being in the middle of nowhere. Delicious cake on arrival!

Very nice house, very comfortable and plenty big enough for 10 of us (plus 2 dogs). Swimming pool excellent. Rowing lake complete with canoes are a nice addition. Be aware the garden isn’t completely secure for small dogs but medium/large dogs are fine.

Lovely cosy well equipped accommodation. The pool is fantastic and the beds are very comfortable. The wood fire adds to the cottage atmosphere. Owners are very helpful and welcoming. Great that it is so near to Norwich.
