Royal Oak Farmhouse Cottage description

Holiday home
Dating back to the 13th Century, this property was once used as a watermill and still retains its original water-wheel. Situated by a river, this property is brimming with character and has many wonderful features, such as exposed beams, an inglenook fireplace with a woodburning stove, slate-flooring and dressed stone walls. There are four bedrooms, allowing the property to sleep parties of up to eight people. The charming gardens and grounds lead through a local water meadow and down to the river. A tranquil haven for friends or family.

Area
Betws-y-Coed is renowned as one of North Wales' most popular inland tourist destinations. A major part of the village was built in Victorian times, on the site where the River Conwy meets its three tributaries in a beautiful and peaceful valley. Betws-Y-Coed is now one of the major villages in the Snowdonia National Park; over 800 square miles of unspoilt scenery and woodland, which plays host to a variety of wildlife and a number of rare species of plant. Of exceptional interest are the many bridges in the area, such as Pont-y-Pair and the Miner's Bridge. Many of these date back to the 13th Century and offer a picturesque insight into the region's past. The village is well served by inns, pubs, craft and outdoor activity shops. For more amenities, such as restaurants, Holyhead is only a short drive away.

Region
Famous for its choirs, stunning mountain ranges and beautiful valleys, this wonderful country has something for everyone. From Snowdonia in North Wales to the Brecon Beacons and the Pembrokeshire Coast in the South.

Lovely accommodation in a very special place. The cottage was large enough for all of us, it had a wonderful atmosphere and full of charm. We loved the location, the gardens and the fireplace in the cottage. We would definitely return.
Mr Timperley
January 2014
Amazing location cottage; had everything right down to full Sky package and broadband. After staying in many cottages around Wales this is our favourite. The lady who owns the cottage is lovely too!
Mrs Butt
March 2014
We valued the cottage itself and it's location; not only was it very beautiful but it allowed us to enjoy the town, it's shops, restaurants and local history without worrying about taking the car and parking. The whole area was beautiful and interesting and the people friendly and helpful.
Mr Wright

This property is delightfully situated with a great countryside feel, yet only minutes from Betws-y-Coed centre. Gardens are superb. House has a great period feeling, and is very cosy and comfortable.

October 2013
Beautiful cottage and setting. Two or three minute walk to access shops and station, and adjacent to country walks. A great area of North Wales within easy reach by road. It was always a wonderful feeling of delight when coming home after a day out, and the cottage came into view. It surely must be one of the most attractive settings anywhere.
Mr Wesley
March 2013
It was a beautifully presented house in a splendid location, so near the village yet like being in the middle of nowhere...perfect. We will definitely return. We also found the booking process very convenient and efficient.

The Royal Oak Farmhouse is a positively charming holiday cottage! The location is excellent and the property itself superb! When walking down the little path toward the house, my friend exclaimed that it was just like being in a fairytale! We loved watching the baby rabbits in the meadow and listening to the birdsong and the river. Absolutely beautiful - I definitely want to go back!
Mrs Hughes
August 2013
Fantastic holiday. A wonderful chance to experience life in an old cottage in a beautiful village. Great places to eat out and the proprietor thought of all the little extras.
Mrs Jukes
October 2013
The location was perfect. Only a few minutes walk into Betws-y-Coed with all that it had to offer in the way of shops and restaurants. While back at the cottage you would never know that the village was there. The cottage and gardens were so peaceful. The only noise to be heard was the sound of the river surrounding the garden, which added to the idyllic setting of the cottage. The cottage itself was lovely. Snowdonia is a beautiful place with magnificent scenery. We liked everything about the holiday, could not find fault with anything.
Mrs Brazil
November 2012
The time to relax was found, beauty along with peace. In addition to this the owners who live in the cottage grounds were lovely and so accommodating. The character of the property is not justified in the pictures, every room has something special along with a safe, warm, homely feeling.
Mr Webster

The cottage was ideally situated, our grandchildren aged 9 11 loved it. The owner was very friendly helpful. The shop that sold wonderful welsh cakes was 5 minutes away - what more could you want?
Mrs Evans
August 2012
The cottage, garden and surroundings are absolute magic. The grandsons would happily have spent the whole holiday in the river at the bottom of the garden. Also just a short walk to the centre of Betws-y-coed.
Mr Morgan

The cottage is of a high standard and the location is amazing, you feel like you are in the middle of nowhere from the views and sounds, but in just a short walk you are at the lovely shops and restaurants of the village centre. A perfect spot.

February 2012
The Royal Oak Farmhouse is a delightful cottage that is set in a beautiful location. Situated at the end of a short lane within a 5 minute walk of the shops and restaurants, it provided the perfect base for our days out exploring the countryside. The cottage was always warm and welcoming and felt like home by the end of our stay. The river, at the bottom of the large garden, was especially enjoyed by our two boys. We look forward to returning in the not too distant future.
Mr Mason
September 2012
Being in the centre of the village and therefore within walking distance of shops and restaurants. Yet, because the cottage is down a private road, completely tucked away and secluded.
Mrs Michael

July 2012
Our family (grandparents, parents, 21 and 15 year old daughters) spent a magical week at Royal Oak Farmhouse. It is a lovely example of a picture postcard Welsh stone house in a charming location on the river, and we did not feel cramped at any time. Add to that the house's private location in the most charming village in North Wales and you have the recipe for a perfect break. You will not be disappointed if you choose this property.
Mrs Weatherhead
July 2012
The situation of the cottage was excellent, 2 minutes from the centre of Betws-y-Coed but totally secluded.

The location is amazing. It feels like you are in the middle of nowhere just surrounded by trees and the river, but in fact you are a very handy 3 min walk away from the centre of a lovely little village.
Mr Chatten
March 2011
We had a superb holiday. The cottage was spacious and comfortable and wonderfully located. We particularly enjoyed the convenient location and lovely riverside gardens. We found the space and size of the rooms was very generous with good ceiling heights for a traditional 'cottage'. We'd love to stay again next time we stay in the area.
Mr Morris

A most attractive house situated amidst a stunningly beautiful location with extensive grounds sweeping down to the river and yet all only a few minutes walk from the village. I loved the seclusion and tranquility and enjoyed the comfort within.

The best property we've stayed in so far. When you read the information on a place and location you try to imagine what it would be like and this property, with the location and welcome we received when we arrived, by far exceeded what we hoped. Thanks Sykes for taking it on board and to the owner for his first hand knowledge and welcome.

The farmhouse was located in an idyllic spot next to the river which was both completely secluded but close (less than 5 mins walk) to all the amenities of Betws-y-Coed like restaurants, shops and the railway station. The interior was well maintained with a good mix of original features and modern touches. It exceeded our expectations and I wouldn't hesitate to recommend this property to somebody looking to stay in Snowdonia.

The peace and tranquility of the location but with the bonus of convenience to the attractions and walks in the area. We intend to return for the fifth time to this cottage.
Mr Schofield
September 2009
The cottage offered peace and tranquility yet was only minutes away from the centre of the village, so we had the best of both worlds. The cottage was warm and inviting and the reception from the owner was both friendly and helpful. There were plentiful walks to be had straight from the front door. We do hope to return at some point next year.
Mr Mrs Walker
January 2008
We could not have wished for a better property to stay in over christmas and the owner was a lovely host and very helpful. There was mulled wine, home made mince pies and a beautiful christmas tree and decorations waiting for us when we arrived. I would definitely go back there. The Farmhouse was ideally situated; central to the village, but secluded enough not to be noticed and very quiet. Within a few minutes walking distance from all amenities and an ideal base for travelling to places like Conwy, Barmouth, Llandudno etc. There are some lovely walks locally and the meals in the Royal Oak Pub are excellent. We can also recommend an Indian restaurant in Llanwrst called Asha. All in all we had the best time ever!
Mrs Mills
May 2009

October 2007
The cottage was right in the middle of Betws-Y-Coed, yet in a position that made you feel away from it all, just right for one of our party who has mobility problems. We all loved the antique furniture, especially in the kitchen. A thoroughly relaxing week, and we even had great weather that lead to some fabulous Autumn walks.

June 2006
The position of the cottage, in the centre of the village, meant we could go out, particularly to eat at night, without having to drive. When we decided to eat in, all the necessary equipment was available. I cannot extol the virtues of the cottage too much. The overall effect of the holiday was one of relaxation. The surrounding countryside is excellent. All areas were easily accessible from the cottage in Betws-y-coed. We were also very fortunate with the weather.
Mrs McEvoy

Close walking distance of town centre but still felt in the country and very quiet. The open fire in the sitting room was lovely at Christmas. Lots of walking nearby. Owner had provided a Christmas tree, mince pies and mulled wine; very kind and thoughtful. All in all a lovely experience and worth what we paid. Would seriously think of going back.

This cottage is the perfect location for exploring North Wales. The accommodation is very comfortable & whilst situated in the middle of Betws- y-coed it is off the beaten track & very private. The garden is superb & ideal for children, although small children will need to be supervised as there is a stream within the grounds. Some excellent restaurants & walks close by so you can leave the car behind & totally relax. The owner has use of part of the property at the rear, with a separate entrance, but you hardly know she's there. I would highly recommend this rental.

We loved the cottage and the location was so perfect, it was a most enjoyable stay. We had a little bit of trouble finding the cottage, as we were arriving in the opposite direction to the sheet directions. The warmth of the house was very welcoming and cosy. The choir evening and the antique fair in the village was excellent and We enjoyed the whole experience of snowdonia. thank you.

December 2014
What a beautiful cottage! It was soo comfortable and the owners were so very helpful and afforded me the privacy I wanted during my stay, but were also on hand if needed. The cottage is furnished beautifully and I loved lighting the fire in the hearth each night. Excellent facilities and being a foodie I cooked most every night and ate at the grand table in the dining room with candles to boot! Betws-y-Coed is a lovely town and the people are very friendly. Lots of forest walks, a couple of ancient castles with the Tourist Information Centre a stone's throw away there is plenty to do if you so desire. I will definitely be staying there again, in fact it will be a regular yearly holiday destination.

October 2013
This was a beautiful house in a perfect location. It is down a private road, just a short walk from the center of Betws-y-Coed, the tourist information center and the rail station. The house was very clean, comfortable and had everything you could possibly need. The beds were very comfortable. The grounds were gorgeous and well kept and you could sit outside at a a nice table and enjoy the sunny weather. The rooms are all a very nice size so you do not have to step over or around furniture or friends. I highly recommend this and would stay again. Elsie, the landlord, lives in the back and is delightful and helpful. It doesn't get any better than this for vacation rentals.
Mr. & Mrs. Walker
December 2009
We have stayed in the Royal Oak farmhouse several times over the past few years and consider we have found the perfect retreat. We have been so overwhelmed with the beauty and character of this property, that we have been coming back whenever we can. The farmhouse is delightfully situated in a beautiful garden right in the centre of Betws-y-coed, five minutes away from all amenities and yet so peaceful, you would think you were in the middle of open countryside. We always enjoy walking and exploring new places in Wales and the Royal Oak Farmhouse is an ideal base to travel to most of these places. Beddgellert, LLanwrst, Barmouth, Conwy, to name but a few, and it's a most welcoming place to come back to. When we have been travelling all day it's so nice to know that we are returning to settle down in a lovely warm house in front of a log fire to enjoy the cosiness of this adorable place. We cannot wait until our Christmas break next week (December 2009), when we will again spend a most wonderful time at this precious farmhouse. It really is like coming home.

The cottage is cosy and well equipped, and the location is amazing only a few minutes walk to the centre of the village but you feel like you are in the middle of no-where with incredible views. The village is lovely, with lots to see and do close by.
