Sundial description

LOCATION The property is at the lower end of Crowthers Hill, a narrow lane (steep as it approaches Sundial) that runs up from central Dartmouth and towards 'Above Town'. The town's amenities, river and embankment are just a short walk away (about 3-5 minutes downhill from the house). Blackpool Sands beach is a 5-10 minute drive whilst Woodlands Theme Park is just 3 miles outside of Dartmouth.
ENTRANCE The property is entered from the drive at ground floor level with immediate access to the adjacent UTILITY ROOM which has a washing machine and small tumble dryer.
KITCHEN/DINING ROOM This bright and sunny open-plan area features a well equipped kitchen with fitted units, Aga range cooker, four-ring gas hob, combination microwave, two fridges (each with freezer compartment) and slimline dishwasher. The dining area has a table seating eight comfortably, and views over the sun terrace.
SITTING ROOM A good-sized, first floor sitting room with original oak flooring is comfortably furnished with two large leather sofas, flat screen TV (with BT Vision), DVD and CD players, and contemporary wall-mounted gas fire. A lovely bay window seat offers views over the rear garden whilst a side window offers a glimpse of the River Dart across the town.
BEDROOMS Three in total, all at ground floor level. The en suite master bedroom has a King size bed, bedside units, wardrobe, drawers, and French doors out to the garden. The en suite shower room has a shower, w.c., vanity unit with wash-hand basin, and heated towel rail. The second and third bedrooms each have double beds, bedside units and wardrobes. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.
BATHROOMS In addition to the en suite (above) is a fully tiled family bathroom with bath, rainhead shower (over), w.c., wooden vanity unit with wash-hand basin, and heated towel rail.  There is an additional cloakroom on the first floor with w.c. and basin.
OUTSIDE To the rear of the house is a large and mostly private lawned garden, with mature flower beds and traditional borders. A spacious terrace is ideal for entertaining and is equipped with table and chairs, seating six comfortably. In addition there is a first floor sun terrace with wooden table and four chairs (steep wooden steps lead down to the garden).
PARKING Off-road parking for 3-4 medium-sized family cars on drive to the front of the house.
OTHER INFORMATION Gas fired central heating throughout and instant hot water. Wireless broadband internet available. Strictly no smoking or pets permitted. Wooden flooring in the sitting room and dining room with tiles in kitchen and bathrooms, and carpeted bedrooms.
