Swallows Farm is a wonderful, detached period farmhouse situated in glorious South Yorkshire countryside, on the outskirts of the village of Sykehouse. The cottage offers eight bedrooms set over three floors, including a double room with a shower and basin, three twin rooms, a family room with a double and a single bed and en en-suite bathroom, an adult bunks room, two double rooms on the second floor and a single bed on the large second floor landing. There is a first floor family bathroom with a roll-top bath and a ground floor bathroom. There is also a kitchen with a dining area and two sitting rooms with woodburning stoves. Outside, there is ample off road parking, a garden to the front and side of the cottage with furniture and a hot tub. Swallows Farm is a wonderful base for friends and families exploring the south of Yorkshire, all year round.

The village of Sykehouse is the longest village in Yorkshire, and the largest village in the parish of Sykehouse, surrounded by stunning South Yorkshire countryside. The village is made up a friendly village pub, The Old George, the Sykehouse Arena Equestrian Centre, and a collection of listed buildings, including the Grade II listed parish church of the Holy Trinity. A wonderful base for uncovering the delights of South Yorkshire, all year round.

The North York Moors National Park covers 554 square miles, with landscape ranging from heather-clad moorland and deep secluded dales, to the cliffs and coves of the magnificent coastline making it a haven for walkers.

Note: Dogs to be kept in kitchen and first sitting room with tiled floor. Note: There is a lockable door linking the family room and first floor twin. Note: The ground floor bedroom and bathroom may be suitable for wheelchair users; the bathroom has a removable bath seat and grab handles, contact the owner for more details. The cottage was well presented and great for our family reunion. We had a wonderful weekend. There is a large garden which is fully enclosed so worked for us with 2 dogs and a small energetic boy!

Our extended Family (9 adults and 5 children under 7) had a great weekend at Swallow Farm. The house was well furnished with plenty of beds and bedroom space. The biggest bonus was the hot tub, the children and some of the adults could not get enough of it. The owner and manager were helpful but not intrusive. Would definitely use it again.

The cottage was an ideal size and was totally suitable for our party. The farm and hot tub were a bonus which made our stay. We received a great welcome and the owner was on hand for any questions we may have had. We would seriously book again in the future.

The cottage was very clean and welcoming. The owners/hosts were very helpful and couldn't do enough to make our stay comfortable and enjoyable. There was plenty of room for everyone, the kitchen was beautiful and large, and the tiled floor is very easy to wash and keep clean - particularly important if you have young children/toddlers and/or a dog. The property is dog friendly, we were so grateful we could bring our little dog with us. There is easy access to the back garden which is very large/spacious and important for dog owners. The garden was clean and had plenty of room to play games. Perhaps the highlight of the property is the hot tub and the fireplace. The hot tub is excellently located near the back door and everything was beautifully tidy. The fireplace was a great feature to have, particularly in the evening whilst watching TV. The property has a sky box and Internet Wifi access, excellent to keep the family entertained and also if you want to keep in touch with your work or business. It was just perfect for us. We plan on returning and making this a regular holiday break for us and our family.

The house was everything we expected- large enough to fit us all and with a lovely big kitchen we could all eat together and have such a fun time. The garden and fields around were perfect for us to play games and the hot tub an ideal spot to relax in the evenings. Sean and Anita couldn't have been more welcoming as we filled this house with friends. Sean offered to help with everything, and told some great stories! They helped us with local taxis when we had left it too late to book and really made our stay.

12 of us (19-20 year olds) shared the house for a week and couldn't have had a better time, The owners were very friendly, and we always ended up chatting when they came to top up the chemicals in the hot tub. The hot tub was excellent, there was a problem with a filter in the middle of our stay, but it was fixed and filters replaced within hours of us raising a concern. The rooms were very large and clean, the pictures don't do justice to some of the bedrooms. The massive kitchen meant there was never a fight over counter space when making breakfast and a large barbecue in the garden to cook on in the evening. Overall swallows farm (or manor farm, as it appears on the map) was one of the best holiday locations we have stayed in.

Fifteen of us have just returned from a fantastic weekend stay at Swallows Farm to celebrate Mum and Dads 60th. Ideal cottage for this or any other celebration or family/friends gathering. Loved the big dining area where all of us could eat, drink and chat together in addition to playing board games into the wee small hours. All beds are very comfortable with clean good quality bedding. The cottage has a low-key, homely feel and has all the facilities you'd expect plus the added bonus of the hot tub. Owners Shaun and Anita are friendly, helpful and welcoming. All in all a very relaxed stay. Thank you.

Our 16 fit very nicely into the accomdation! Sean (caretaker) was very helpful and was able to fufill any requests we had. Farmhouse was very good value for money and ticked all of our boxes. would recommend for anyone who wanted to get a large group together without breaking the bank. *** The only downside was that we found out later in our stay was that the farm was housing Alpacas and not Llamas!!! We couldn't rename our trip to alpackapalooza because that would be silly! So unfortunately that was our only complaint... But then most people aren't as finicky as we are! :)

This was a lovely house. There was plenty of room, decor was tasteful and kids loved the garden.... Trampoline, football and hot tub! The owners were very accommodating and we all enjoyed feeding the animals. The hot tub was a big hit!

We spent a very happy family weekend here! Very comfortable accommodation with everything you need for a large gathering. Added bonuses... Tranquil location right on the Trans Pennine Trail so ideal for walkers, cyclists, runners etc... Working farm with Alpacas, horses, chickens perfect for kids and the owners invited us all to feed the animals one morning ... The kids (and adults) LOVED this!! Hot tub a BIG hit! Very friendly and accommodating owners! Overall an 'epic' break (our 9 year olds description of our holiday!) .. We would certainly return!! Fantastic Sunday lunch at the local George and Dragon.... Really friendly and lovely home cooked food would recommend!

If our experience is anything to go by IGNORE the bad reviews. There were 17 of us here for the weekend and we had a great time. Owner very welcoming. Hot tub a big hit - children said better than a pool - we all helped to feed the alpacas and horse

The farmhouse was a great venue for our family gathering with 14 of us staying 8 grown ups , 4 children and two babies with a further six people joining us during the first few days ,plenty of room for inside and outside in the enclosed gardens for the children to play. .Our host who lived on site were very helpful and solved any issue instantly. The points raised now i hope will be helpfully to the owners which we noted during our stay There were not keys for the windows that were locked . No fire prevention equipment. No warnings anywhere that tiled floors were Very slippery when wet. Gardens should be checked after every let for dog mess.T he large kitchen lack quite a few tools implements and there needs to be enough cups/mugs for all total staying. Hot tube great but area around it needs tiding up, wood burning stove in front room needs repairing and if provided seasoned wood as the green stuff does not burn well .Games room /barn needs a lot of work ,children and hard floors don,t work!! Overall this property was ideal for our needs and wants and we would return if there was another clan gathering in the future.

We have just spent a very enjoyable weekend break. Our party consisted of 8 adults and 5 children aged from 3-13 and there was something for everyone. We loved the hot tub, wonderful big garden and fantastic trampoline. The highlight was being given the opportunity to feed the aplacas and horse on the farm, something the children will remember for a very long time! Very friendly, hospitable and helpful hosts, comfortable beds and a fab house. We also enjoyed a lovely walk at nearby Barlow Common nature reserve and had a tasty carvery at the Old George pub.

There was no problem with the central heating the top floors especially being nice and warm. The biggest bonus was the hot tub, the children and some of the adults could not get enough of it. The owner and manager where helpful but not intrusive. Would definitelyc use it again.

Just the most amazing time, house was better then our expectations, hot tub was hot, beds were wonderful, we all slept so well. The house was very warm and cosy, lots of wood for the log fires in both rooms. The owners could not of been more helpful if they had tried, would recommend this farm house as one with a special charm, in a really lovely setting. Pets were given their own towels, which was a plus. We were taken to see the animals and hand fed the Alpacas, wish we could of stayed longer, will be returning for sure.

AWFUL, AWFUL, AWFUL. COLD is an understatement. 3 of our party could not sleep in the bedrooms provided, they had to sleep downstairs on the settees because it was far too cold and had no form of heating. I have never stayed in a property where i have had to negotiate the heating, especially considering the temperatures outside!!! There was not enough cups, glasses cuttlery etc.... and we wasn't even to full capacity, there were crumbs in the drawers, sugar in the cupboard (a haven for mice). There wasn't enough chairs around the put together table so the owner fetched us 2 dirty chairs from the barn!! The shower leaked into the utility room below onto the light switch!!. The barn was awful. The fire in the back room was like being at a smelly bonfire. we were cold all weekend to the point of sometimes not even taking our coats off!! it was dusty all over. The dvd player didn't work, which was not good as we had planned a dvd night. I know we didnt pay through the roof to stay here, but we at least expected it to be clean and warm, considering its winter... VERY disappointed... would not stay here again oh, 1 good point... the beds were comfy

Although it will sleep 17 there was just the two of us and our dogs we had a brilliant few days in this 200 year old farm house with its typical quirky low ceilings and some beamed rooms with wood burner stoves.5 We had our two Springer Spaniels which were made welcome (we did clear up after our dogs) Anita and Shaun the owners could not have been more helpful, nothing was too much trouble. We look forward to returning
