Kingsway is a detached cottage in the rural village of Ubbeston Green in the heart of the Suffolk countryside. The cottage has three bedrooms (one double, one twin on the ground floor and one with adult bunk beds) and can sleep six people in comfort. It also has two shower rooms (one of which is on the ground floor), a fully fitted kitchen with a breakfast area and a comfortable sitting room with a woodburning stove and a dining area. Outside the cottage is a large private garden with furniture and off road parking for three cars. The local shop and pub are just three miles away and with all of the delights of Suffolk on the doorstep, Kingsway cottage is an ideal destination for a relaxing holiday.

The village of Ubbeston Green is made up of a few cottages and is ideally placed for visiting the wonderful Suffolk coastline which extends for 45 miles. The local market town of Halesworth offers impressive cultural delights with a centre for the arts with theatre, film, music and exhibitions as well as Steeple End Gallery which offers paintings, sculpture, ceramics and textiles. Halesworth has many independent shops, fine restaurants, a weekly market and a monthly farmers' market, and also a bowling green, 18 hole golf course, and a local vineyard. In addition, both the Suffolk coastal towns of Aldeburgh and Southwold are a short drive away, along with castles at Framlingham and Orford.

Picturesque rolling Fens, unspoilt beaches, and pretty waterways – East Anglia is a dream holiday destination. Norfolk offers beaches, saltmarshes and quaint villages whilst equally as charming are the coast and countryside of Suffolk.

Kingsway was a lovely well equipped cottage, the garden was the winning point for us; large and well maintained. Early morning walks are a delight; walking down the lane opposite to the bottom of the hill we saw owls, rabbits and two fox cubs playing in the bottom lane.

A perfectly located home from home, and the fact we could take our dogs was great. We were able to come and go as if we were at home. It was just far enough from all the coastline so not on top of things, and it was very quiet and peaceful.

A fabulous cottage, very warm and welcoming and in a superb situation for discovering the Suffolk coast. Kingsway had everything we needed when we were snowbound! It was extremely comfortable, an extra heater was provided in addition to the excellent central heating to get us through the 'first snow of the winter'. Our dog thoroughly enjoyed the garden in the snow!

House was within close proximity to local attractions, though situated in a quiet rural area. Ideal for walking which was the purpose of our holiday. With a large frontage onto the road through Ubbeston first impression of this cottage how large it is. Once inside it doesn't disappoint. Entering through the side entrance int to large fully equipped kitchen, with lots of working surfaces and cupboards there is also a large dining table where we ate all our meals. Through the kitchen into the spacious Hall, with a ground floor twin bedroom, and a large bathroom, with shower the cottage proved ideal for the eldest member of the party, aged 90+, with limited mobility. Also off the hall is the double side living room , again with a dining table, and comfy chairs, and a rather small television. Upstairs the landing led to two additional bedrooms, one double and one with twin bunk beds, and a further toilet/shower room. From the living room there were patio doors to a large grassed garden, securely fenced for pets or Children. Every part of the cottage was fully equipped, with lots of Kitchen equipment if you wanted to cook, we didn't, preferring to try the many local pubs. There was a full bookcase, lots of DVD's and lots of Children's games. The garden had more outdoor games and lots of garden furniture, and there was a trampoline and Table tennis table too. In the living room there was a log burning fire, but I'm afraid to say we opted for the convenience of the central heating to fend off the Chilly nights. The cottage is in a excellent location to explore the lovely Suffolk Countryside, with many resorts on the Suffolk coast with easy reach. To sum up Kingsway was an exellcent choice for our small party, but would easily provide an excellent holiday base for larger parties, including children or pets.

Very clean comfortable and roomy house. Owner was eager to see that we were comfortable and happy - we were! Location suited us perfectly (3 adults, two teenage sport-mad boys and a collie dog). We found that although the house was not on-the-coast, the reasonable drive was an enjoyable part of the holiday as it was in beautiful countryside. Plenty of nearby attractions and places to visit. The service was very good, the cottage, Kingsway far exceeded our expectations. It was spacious, very clean and had all the amenities you could wish for. The location was perfect and we were able to get to the coast and the countryside easily. The best thing was the fact that it was spacious and had a lovely garden.

The service was very good with a friendly welcome on arrival. Appreciated the welcome pack of milk, tea, coffe and biscuits. The accomodation was spacious and very clean with a good sized garden which was fenced in making it a child and dog friendly area. The accomodation was well equipped. It was ideal for elderly relative who came with us as there was a downstairs bedroom with a easy accessable shower and toilet. There was good off road parking. Needed transport to access the shops and pubs. Good meals in local pubs. Overall it deserved a 5 star rating.

The property was excellent, tastefully decorated and furnished,very well equipped with many games including table tennis making it ideal for families with young children.The owner (Mrs Hadingham) was very helpful and friendly. The property has a large private rear garden and inside is quite spacious with a good sized dining kitchen. The area is very picturesque within easy reach of the Broads and Constable's Flatford Mill- the coast too is only a short drive away.

We arrived on the coldest day of the winter to receive a warm welcome from the owner and to a lovely cosy house. We visited several favourite places - Southwold with snow on the beach, Woodbridge with its good selection of shops - as well as using the local shops for day to day groceries etc. The facilities in the house were excellent making it feel like home and the enclosed garden was a real treat for our 2 dogs.

The house was clean, comfortable and equipped with every facility we could have needed. The garden is spacious and so pleasant that we relaxed "at home," for two days of our holiday! Plenty of attractive walks in the locality and Ubberston is a very good centre for exploring the Norfolk Broads, the Suffolk and Norfolk Coasts and the local countryside. The owner was very helpful and pleasant. The local pub is an absolute gem!
