LOCATION The property is on Herbert Road, approximately 10-15 minutes downhill walk (steep in places) to Salcombe town centre with its array of boutique shops, pubs and restaurants.

VIEWS Very pleasant and wide-ranging views over the town and out towards the Salcombe estuary beyond, most notably from the first floor double bedrooms.

ENTRANCE From the garage/driveway a side entrance leads into a spacious open hallway with attractive Karndean flooring.

SITTING ROOM The tastefully furnished, light and sunny sitting room has two large sofas, two 'easy' chairs, flatscreen TV with Sky+HD (including sports and movie channels) , coffee table, and feature fireplace with contemporary wood-burning stove. French doors lead out to the terrace and garden.  A cosy SNUG (opposite) also has a television with Sky+HD, Xbox 360, sofa-bed* and pouffe, and offers access to a small SHOWER ROOM with shower, w.c., and wash-hand basin.

KITCHEN/DINING ROOM A stunning open-plan area with contemporary Shaker-style kitchen units, large range cooker, integrated fridge, dishwasher, microwave, coffee machine, iPod dock, and central island/breakfast bar with oak worktop and four stools.  The dining area has a wooden table seating eight comfortably, and a small wood-burning stove.  There is quick access from the kitchen to the UTILITY ROOM which has a freezer, microwave, washing machine, tumble dryer and fitted units.

BEDROOMS Four in total, all on the first floor.  The en suite master bedroom has a super-King-size bed (6'), bedside tables, wardrobe, drawers and TV, plus lovely estuary and country views.  The attractively tiled en suite has a bath, shower (over), w.c., wash-hand basin and heated towel rail.  A second, spacious en suite double room also has a super-King-size bed, wardrobe and drawers, TV and very good views.  This too, has a beautiful en suite bathroom with bath, shower (over), w.c., wash-hand basin and heated towel rail.  In addition there are two good-sized twin bedrooms, each with a pair of single beds (that can be linked on request to create large doubles).  N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.

BATH/SHOWER ROOMS In addition to the two en suites and ground floor shower room (see above) there is a family bathroom on the first floor with bath, shower (over), w.c., wash-hand basin and heated towel rail.  There is also a CLOAKROOM on the ground floor with w.c. and basin. 

BABY FRIENDLY FACILITIES A travel cot, hi-chair and plastic crockery, cutlery. are available for guests with younger children.

OUTSIDE To the rear of the house is a private terrace with table and chairs.

PARKING Off-road parking on the driveway for 2-3 cars
OTHER INFORMATION Attractive Karndean flooring throughout the ground floor with carpets in all bedrooms. Gas fired central heating and hot water.  Wireless broadband internet available.  Strictly no smokers.  One well behaved pet permitted (two small dogs may be allowed with the owner's agreement).  * N.B. The sofa-bed is available for an additional one-two guests at a cost of £200.00 per week.
