Upper Alvista description

Upper Alvista is a large 3 bedroom apartment occupying the whole of the upper floor of a fabulous converted 1930s detached house. It is set in its own grounds with professionally landscaped secluded gardens bordered by trees, and containing palms and a variety of shrubs.

It is located in Livermead Bay, just 180 yards from Institute beach and close to Torquay seafront and town centre. Institute Beach can accessed down a few steps at low tide.

The property benefits from sea views from most rooms, some to Berry Head, views from hallway to harbour and has contemporary neutral décor with high quality contemporary furniture in the lounge and a hand-made cherry kitchen.

It is situated in Livermead, close to Livermead Cliff Hotel with its luxury Orchid Restaurant overlooking Torbay and the harbour. About a mile away is Torquay Harbour with its shopping, restaurants, cafés and nightlife. The Living Coasts attraction is on the harbour, and Babbacombe Model Village, Bygones and Kents cavern can be reached either by car or bus.

Livermead Sands, Corbyn’s Beach and Torre Abbey sands are a short walk away, as is the medieval Torre Abbey, which has recently been extensively restored. Hollicombe Beach is 5 minutes’ walk west, and Preston Sands is a little further on.

The property benefits from a two parking spaces in front of the main house.

Upper Alvista has been designed with families and couples in mind. To maintain a family friendly environment, the Owners do not accept bookings from those under the age of 21, whether couples, same sex or mixed sex groups of that age. They reserve the right to withhold keys for accommodation if this condition is not adhered to. The comfort of guests is the priority, and if the Owners feel this is at risk, they will consider refusing or terminating a booking.

The kitchen has been hand made in Cherry and comprises an electric oven and grill, gas hob, fridge/freezer, washing machine and dishwasher. Utensils and accessories include a microwave, kettle, toaster and cafetiere. Breakfast table and two chairs over looking the garden. A vacuum cleaner, ironing board and iron are in the hall cupboard.

Situated within the living area there is a solid oak table with six matching chairs.

Living Room/Area

Open plan living / dining area with sea views to the front and garden views to the side. Furnished with  two three sofas, coffee table and gas living flame fire. 42" wall mounted plasma TV with Sky(including Sky Sports) and DVD/CD player. A selection of CDs, DVDs, videos and books.

Master Bedroom

A large and light bedroom that benefits from a large bay window with sea views across the bay and Berry Head. Furnished with a double bed, two bedside tables both with lamps, fitted wardrobe with plenty of storage, coffee table and two stools.

Bedroom 2

A large and light bedroom that benefits from patio doors leading out onto the balcony and sea views acorss the bay and Berry Head. Furnished with a double bed, two bedside tables both with lamps, wardrobe, three drawer chest and mirror.

Bedroom 3

Views to the rear garden. Furnished with a single bed, bedside table with lamp, wardrobe, a three drawer and a two drawer chest. There is also an extra z-bed for a sixth guest. This is not suitable for an adult.

Family Bathroom

A newly renovated bathroom suite, floor to ceiling tiles, comprising of a freshly  enameled bath with new electric shower over bath, wash basin, WC, mirror and heated towel rail. There is a shaver point in bedroom one. Additional WC in hallway

Garden Description

Four steps to main entrance and 15 up to the apartment. Balcony from bedroom two with table and chairs and sea views across Torbay. Landscaped garden and terrace with large grassed area and a mix of flowering evergreen shrubs and palms. Full use of the front garden. Underhouse storage for bikes, buggies and surf boards etc.
